Barndominium Builders in Sunland Park, New Mexico

Sunland Park is the New Mexico side of the El Paso metro, a young city stretching from the Rio Grande up onto the West Mesa and the Santa Teresa area. It is governed entirely by New Mexico law and by its own Land Development Code, whatever the rules are a mile east. We supply barndominium plans and kit packages here, and a New Mexico-licensed contractor, or an owner building a primary residence, does the construction. The detail that matters most in Sunland Park is cladding. The city's code bars boxed or sheet-metal construction for residences on residentially zoned lots and lists the wall finishes it accepts, so a bare steel-skinned barndominium does not fit those districts. A steel or post-frame structure finished in stucco, masonry or wood siding is a different matter, and that is how we draw packages for these lots. If you are comparing barndominium contractors near Sunland Park, ask how each one plans to meet the exterior rule and the zone's setbacks before any money changes hands. Send the parcel through the survey and we will read the zoning for it.

City-issued permitWho issues the permit

City of Sunland Park Community Development Department

The city's Land Development Code requires a City-issued building permit for all new residential construction, obtained from the city inspection office before work starts. Applications go to Community Development in person or online. Unincorporated land around the city falls to Doña Ana County instead.

Exterior materials
Land Development Code § 10-4-6.4 says exterior walls on residentially zoned lots must be masonry, adobe, frame stucco, shingles or wood siding, with roofs of tile, gravel, shingles or another permanent material. § 10-4-6.5 bars any residence on a residentially zoned lot from boxed or sheet-metal construction, except modern mobile homes.

Rural Estate zoning
The Rural Estate (RE) district, meant for agricultural activity and low-density homes, sets a 1-acre minimum lot, a 50-foot minimum width, 20-foot front, 5-foot side and 15-foot rear setbacks, and a 35-foot height limit. Keeping large livestock such as horses requires at least two acres.

Permit timing
The Community Development Department's FAQ says most permits are reviewed within 7 to 10 days, that larger projects or a variance take longer, and that licensed contractors can apply for permits for the work they are doing on your property.

Grading permits
The city's development fee schedule, effective 1 July 2024, lists separate clearing and access, pre-final and final grading permits, each tiered by site acreage from under 5 acres to over 50, and doubles the fee for illegal grading.

Building on land near Sunland Park

Parcels in and around Sunland Park range from subdivision lots on city water and sewer to larger mesa tracts toward Santa Teresa. Inside the city, the zone district decides nearly everything: lot size, setbacks, height and, because of the materials rule, how the outside of the building must look. Metal building homes can still work when the frame is steel and the skin is stucco or masonry. Off the mains, a domestic well needs an Office of the State Engineer permit and a septic system needs a New Mexico Environment Department permit before the house starts. Grading is permitted separately here, so plan the pad and drainage early.

Building in Sunland Park: questions

Start the survey
What does a barndominium cost to build in Sunland Park?
The finish rule shapes the budget as much as the frame does, since walls on residential lots need stucco, masonry or siding rather than bare panels. Grading permits and utility connections add to it. We publish no rate sheet; the barndominium cost guide has sourced ranges, and the survey lets us price plans and a kit for your lot.
Do I need a building permit for a barndominium in Sunland Park?
Yes. The Land Development Code requires a City-issued building permit for every new residential structure, and the city's FAQ says even sheds and fences usually need one. Land outside the city limits is permitted by the county; see the Doña Ana County page.
Can barndominium kits meet Sunland Park's exterior rules?
Yes, if the kit is specified for it. We supply barndominium kits with the structure drawn to take stucco, masonry veneer or wood siding, so the finished house reads as a permitted wall type. A New Mexico-licensed contractor erects the frame and finishes.
Are pole barn homes allowed in Sunland Park?
Post frame homes and pole barn homes are reviewed as dwellings, so the frame itself is not the barrier. The cladding is: on a residentially zoned lot, the walls need an approved finish. See our post-frame homes page for how we plan those details.
