Almost every barndominium conversation starts in the wrong place, with square footage. This is the question that actually sorts the options, and it is worth answering honestly before anyone draws anything.
Plans and permit set
We research the parcel and draw the plans and permit set to the design values for your site, ready for the seal of a New Mexico-licensed engineer, which steel-frame and kit buildings should expect. You take the set to the New Mexico-licensed contractor of your choice.
Kit or shell
The structural shell and its drawings, delivered to your land and erected by a New Mexico-licensed contractor — or by you, under a homeowner's permit for your own primary residence, if you do the major portion of the work yourself.
Turnkey
Raw land to keys, built by a New Mexico-licensed residential contractor under its own contract with you, from our plans and our shell. Site work, the shell, and every trade sit with that contractor.
Everything we draw answers to the place you are actually building in
New Mexico's building sites run from the low desert around Carlsbad and Las Cruces to mountain towns such as Red River and Cloudcroft, and a design value that suits one is wrong for the other. The City of Rio Rancho publishes a 20 lb ground snow load, or a case study, with an 18-inch frost depth and a 115 mph ultimate wind speed. A 1999 University of New Mexico study for the state put the 50-year ground snow load at about 75 psf at Red River, 36 at Cloudcroft and 6 at Carlsbad. A set drawn to someone else's numbers is the wrong set for your parcel, whether you are buying a kit or a whole house.
